Why the land title comes first
In Cameroon, the land title (titre foncier) is the only document that fully proves ownership of a plot. When a large titled land is divided into plots, each buyer receives a subdivision (morcellement) of that title.
On every plot we publish, we state the document status clearly: land title, subdivision, title in progress or customary land. Before any payment, ask us for the documents and have them checked at the land registry (Conservation foncière) with a property certificate.
- Document status shown on every plot
- Copies of the documents on request
- Sale signed before a notary

Buying land: good to know
The questions our clients ask most often. Another question? Ask us on WhatsApp.
What is a land title (titre foncier) and why does it matter?
The land title is the official document that proves ownership of a plot in Cameroon. It is issued by the land registry (Conservation foncière) of the area. A plot with its own title, or a subdivision (morcellement) of a titled land, is the safest purchase. We always tell you the document status of a property and show you the documents before any payment.
How do I check a property before paying?
Visit the property, ask for a copy of the land title or the subdivision papers, and have its validity checked at the land registry (a property certificate, certificat de propriété). The sale itself is signed before a notary, who also handles the transfer of the title (mutation). DABEX accompanies you at each step.
Can I buy from abroad (diaspora)?
Yes. Many of our clients live in Europe or North America. We send photos and videos on WhatsApp, organise the visit with a trusted person if you cannot travel, and work with a notary for the signature. Our Berlin office can also meet clients in Europe.
Are your prices negotiable?
Prices are set by the owners and shown in FCFA. Some are negotiable: it is written on the property page. For land, the price is often given per square metre; the page also shows the approximate total for the full plot.
What do I pay when I rent?
In Cameroon, landlords usually ask for several months of rent in advance plus a deposit. The exact terms are written on each rental property or given when you contact us.
How do I sell or rent out my property with DABEX?
Contact us with the address, the documents you have and a few photos. We visit, agree the price with you, publish the property and show it to serious buyers or tenants.
