Renting in Yaoundé: what to know before you sign

Advance, deposit, visit, contract, utilities: a short guide for tenants looking for a room, a studio, an apartment or a house in Yaoundé.

Whether you are looking for a room, a studio, an apartment or a family house, renting in Yaoundé goes faster when you know the usual terms. Here is what our clients ask us most often. General information: terms vary from one landlord to another.

Advance and deposit

Most landlords ask for several months of rent in advance plus a deposit (caution), returned when you leave if the property is in good condition. Agree on the amounts in writing before paying anything.

Always visit first

Never pay a deposit for a property you have not visited, to someone you have not met. During the visit, check the water pressure, the electricity meter, the security of the doors and windows, and the access road in the rainy season.

Utilities

Ask whether the apartment has its own ENEO electricity meter and CAMWATER water meter, or whether bills are shared. Ask too about the guard, the generator or the borehole if there is one, and who pays for them.

The contract

A written lease protects both sides: rent, duration, advance, deposit, notice period and who pays which repairs. Keep a copy and the receipts of every payment.

Neighbourhoods

Bastos and Golf are the most residential, Biyem-Assi, Mendong, Damas and Odza offer good value for families, and the outskirts (Nkoabang, Nomayos, Soa) are quieter and more affordable. Tell us where you work or study: we will suggest the right areas.
